Why Are People Keeping Mum about Probate Real Estate Investing?
Posted by: | CommentsIf you have only heard about probate real estate investing recently, then the reason behind this is obvious. This kind of real estate market investment has been kept discreetly because it is closely guarded for the fact that it can easily bring profit to the wise investor.
Now, let us look into it deeper. Who are those people who know about probate real estate investing? These people are the realtors – experts in the field of real estate investments who know the high value of such a venture.
And since they know much about this kind of business, it is them who benefited much from it in the past years.
Of course, they have not gained from this kind of venture by telling other people about it. They have gained by buying and selling probate real estate properties themselves.
So, why would they want us to know about probate real estate investing when they are already making money out of it? The answer is simple: they would not want us to know much about probate real estate investing because when more people know, the competition would spike up.
I am not saying there is a kind of conspiracy in existence. I am only saying that because knowing about probate real estate investing is highly profitable, those who know about it have kept it to themselves to protect their profit-making interests.
And why would they not do that? If I also make 30-40% profits by buying and selling probate real estate properties, then I would probably stay mum about it so I can go on earning good money with less competition.
But why are more people now hearing more about probate real estate investing? I guess the answer to this is the fact that you really cannot keep this big a secret for so long especially if it can make someone earn much.
Another reason is the possibility that many investors are actually digging for new approaches to the real estate market just to make more money.
Now that you have a good idea about probate real estate investing, it would be wise to look into it yourself to see if you would want to turn it to a profitable venture.

Investing in probate real estate is not so popular, until recently. Even now, those who know about investing in this kind of property have kept pretty mum about it. That’s because investing in probate real estate property is very profitable.
The concept of bargain sales is involved because buying off probate real estate property usually entails you to buy off properties which are desperate to have cash funding. Normally, the estate does not have time to sell using the standard procedure for real estate sales.
The administrators or the heirs usually do not have the time to find an agent, post sale signs on the land, run ads on the paper or even wait for the best offer to come. With the great need for funding, the probate real estate property is usually sold off at a price far below its market value.
Probate real estate properties normally continue to pay off mortgages, utilities and services bills. All these payments can pile up to be a huge financial burden on the estate’s administrator.
Thus, when a probate real estate investor approaches the estate administrator or executor, then it is quite easy to buy the property even at a price far low than its market value. This is the reason behind the bargain discounts in probate properties.
It is quite understandable why you do not hear much about probate real estate property investments. A big percentage of those buying such properties are investors and realtors themselves.
These people know the high earning potential of buying and selling probate real estate for years. And understandably, they would not want the competition to spike up so keeping mum about their sacred cash cow becomes necessary.
Because of the downtrend experienced by the real estate market, those who wish to invest are now tapping in the less traditional investments. Because of this, some have discovered how rich the probate real estate market is.
Currently, this particular market is highly profitable because the probate real estate properties are obtained at low prices. With a discounted probate property sale price, a wise investor can flip the property and actually make a handsome profit out of it.

Steps to Searching a Probate Real Estate Property
Posted by: | CommentsIf you are looking for a probate real estate property, then you can start by first looking at obituary sections in local newspapers. Of course, this should be in the locality of the probate real estate’s area. In that same area, you will have to know where the courthouse is located as you will be doing some research here if you want to make your investment.
You can then visit the courthouse and check the records of the probate court to check the specifics of the property owned by the person who just died. These are public records so getting the needed information would not be difficult or illegal.
The next thing that you have to determine is whether the specific probate real estate property in question is in mortgage or not.
If the property is in mortgage at the time the owner passed away, then there is a possibility that the estate is interested in selling in order to meet pressing financial concerns.
While you are in the courthouse, the next thing you have to find out is who the probate real estate property executor is. This is important as this person is the one who knows if the property can be sold or not. This information can be easily acquired as it is also part of the probate court records.
Before you make contact with the probate real estate property executor, the next thing to do is to take a quick look at the property in question.
This, however, has to be done discreetly, as the family of the deceased is still dealing with a recent death. This quick survey can be done through a quick drive to survey the property.
A detailed survey of the place at this time is not advisable since the family can still be in a period of grief. With a quick drive, you can decide if the property is worth pursuing for purchase. A detailed examination of the real estate probate property can be done after you have spoken to the executor.
At most times, the inheritor, beneficiaries and the executor of the estate are not knowledgeable that they can actually put up the probate real estate property for sale while the probate process is still unfinished.
You can be the one to inform the executor that selling is totally legitimate in order to aid the estates with financial difficulties. You have to keep in mind, however, that giving out this information and talking with the executor must be done in a mindful and respectful manner because, in most cases, the executor is usually a close family member of the deceased.
